融信强势入萧山闹市中心
萧政储出(2016)2号地块，东至规划C-04地块，南至彩虹大道，西至银隆百货，北至山北河，最大可建面积为91612.4平方米，靠近萧山中轴“市心路”，为萧山目前最中心的地段。该项目内新盘较少，西边的顺发旺角城仅剩少量尾盘在售，稍远的顺发旭辉国悦府在售均价24000元/㎡。此次2号地块的出让也为已然稀缺的萧山市中心住宅补货。
地块挂出后，看中这宗地块的不乏阳光城，保利，德信，融信等名企，但令人意外的是，真正参与竞拍为5家，其中有中梁，美的等生面孔。经过17轮激烈争夺，最终以17亿元的高价由融信竞得，折合楼面价为17310元/平方米，并且刷新萧山土地楼面价。就此，不少业内人士表示，萧山公寓楼盘即将跨入3万元时代。
值得一提的是，今年2月，融信以13.9亿元，折合楼面价13072元/m2，溢价率53.78%竞获同一区域内塘湾社区地块，如今两块地在手，融信在萧山市场上已稳稳站住一只脚。今年以来，融信在杭州土地市场上表现十分活跃，截至目前已斩获3块地。而3月份潮鸣地块的竞拍中，融信直至最后都扮演着一位强劲对手。
北辰实业急需混个脸熟
另一宗地块为萧政储出(2016)3号，北干街道中单元E-3地块，东至工人河绿化带，西至高运锦园，南至山阴路，北至知稼苑地块。出让面积21926㎡，规划为居住用地(含配套商业)，容积率不大于2.2，可建面积4.8万方。体量相对较小，但地段好，周边配套成熟，出行交通方便。
会上共5家楼盘出价，北辰对此地块似乎势在必得，11轮竞价北辰出价4轮，最终将宅地收获。尽管地块体量小，规划上有一定难度，北辰方表示未来项目具体打造还将深入研究。后续还将继续拿地。
未来该宗地块建成，将是北辰在杭州的第二个项目。说到北辰实业，听起来很陌生，来头却不小。据资料显示，北辰实业总部位于北京，是1990年北京第十一届亚运会服务商，2008北京奥运场馆的建设商、运营商和服务商、亚奥运村的缔造者，2014年北京APEC峰会服务商、中国第一家A+H股地产类上市公司，中国国家会议中心持有者与经营者。
北辰在杭州的第一个项目是位于萧山的北辰奥园，不过就目前来看，从全市范围来说，北辰奥园声名不显，也没有帮助开发商取得相应的市场地位，这或许跟北辰实业的品牌落地做得不成功有关。
不过从此次拍地架势上看，曾经“默默无闻”的北辰实业似乎正要迅速融入萧山市场。
